Aventura is close to a purely vertical city. Almost everything we attend here is a condo built since 1980, with an air handler in a closet, a short supply run and a riser the association owns. The useful work is in the coil, the blower and the drain, not in yards of ductwork.
In a typical Aventura tower the air travels a few feet from the handler to the nearest register. There is simply not much surface for debris to accumulate on, which means a full duct cleaning rarely produces the change an owner is hoping for. What does produce it is cleaning the evaporator coil and the blower wheel, both of which sit in that closet and both of which collect steadily for years without anyone opening the panel. We would rather do the thing that works and say plainly that the other thing would not have.
